Here are the answers:

 1. Why should I hire you to manage my rental property?
If you lack the time or expertise needed for day-to-day management of your residential real estate investments, as experts we can help you. We can also help you with:

* Market your rental property to minimize vacancies and maximize income;
* Fill vacancies with the best possible tenants;
* Maintain and keep your rental property in good
* Track income and expenses to determine profitability;
* Negotiate rental agreements;
* Collect rent and track tenant deposits;
* Comply with federal, state and local laws
* Respond to tenant requests and coordinate repairs

 2. I live out of state, does does it make sense for me to hire you to manage my property?
We can keep an eye on your rental property to make sure that the tenants are taking good care of it. As experienced professionals we tend to find problems sooner and correct them more efficiently. In addition, we have contractors we work with and trust for various repair jobs, which can save rental property owners money and time. We never up-charge on repairs!

  3. Can you help me find and keep good tenants?
Often, good tenants will rent only through a reputable property management company because everything from initially viewing the property, to negotiating and signing the lease agreement, to dealing with maintenance and repairs, to making rental payments is more efficient and streamlined. We focus all of our efforts in finding good tenants through our background check processes.

 4. How long has MRS been managing Rental Properties?
My Rent Source Property Management was established in 2004 and we have been managing properties ever since.

 5. Can you help me avoid bad tenants?
Typically bad tenants will target owner-managed rentals because they can’t handle our professional services. They know that when a property is for rent by owner the rent will be less and there will be less scrutiny of their financial situation. Because bad tenants can’t be evicted without notice and an eviction can take months and cost you money, we will track references and do our utmost to avoid potential bad tenants.

 6. Will MRS work with other agents?
Yes, we are happy to offer an agent co/op on all of our properties. Additionally, we pay a referral fee of $250.00 per property on all Property Management contracts referred to us (10 or more properties will be negotiated).

 7. Can you provide a sample management agreement and other documents?
Yes, upon request MRS will provide you with same PM agreements, lease agreements, owner statements, etc.

 8. Can you provide proof of state licensing, insurance amp; escrow account?
Yes, upon request MRS will provide all of the above requested documentation.

 9. Will you show my property?
Yes, while it may be inconvenient for you to take time to show your property, and to deal with potential renters who may not show up for their appointments, it is our job to respond quickly to requests from potential renters to view a property.

 10. Can you help me with administrative and financial details?
Yes, we handle the financial operations of the property, ensuring that rent is collected and owner statements are issued in a timely manor.

 11. Can you help me with upkeep and maintenance of my investment property?
Yes, we negotiate contracts for janitorial, security, grounds keeping, renovations, trash removal, and other services. When contracts are awarded competitively, we solicit bids from several contractors and recommend to the owners which bids to accept.

 12. When can I expect to receive my monthly owners check?
We want you to have your payment in the most timely and convenient fashion possible. We process rent payments as quickly as we can after the 6thof every month. After accepting and posting rent payments, we check each statement for accuracy and process your payment on or before the 10th. Your direct deposit payment date could be affected by weekends, holidays and your banks ACH processing time. Checks that are mailed and not direct deposited will typically take 2 to 3 business days to arrive.

 13. Will MRS work with Section Eight and other housing voucher programs?
Yes, MRS is affiliated with all major housing voucher offices in Georgia.

 14. What types of properties do you manage?
We manage single family detached and attached, multifamily and commercial properties.
